Our approach to each project is tailored to the specific needs of the client. We provide complete architectural services for 95 percent of our projects. Complete architectural services include all five phases of the design process: schematic design, design development, construction document, bidding and negotiations, and construction administration.
SCHEMATIC DESIGN
This phase gains knowledge of client’s practice philosophies and identifies operational goals through preliminary discussions and a site visit, if necessary. Zoning and building codes and other laws affecting the project will be examined. A well-developed questionnaire will be provided to the client to assist in formulating the building program. This information will be used to develop basic design studies in the form of site plans and floor plans. Preliminary cost estimates will be addressed.
DESIGN DEVELOPMENT
Upon client approval of the floor plan, exterior elevations are developed indicating an architectural style and building massing. Preliminary room finish schedule and cabinet, cage and run layouts will be developed along with preliminary heating, air conditioning and electrical layouts and preliminary lighting schedules. Cost estimates will be updated if necessary.
CONSTRUCTION DOCUMENTS
Final construction CAD drawings and specifications are completed. Construction drawings will include all detailed information to construct a complete building including all cabinetry, owner provided equipment installation details and parking and signage. Landscaping is typically not included. Bid forms and documents are compiled and provided for competitive bidding.
BIDDING AND NEGOTIATIONS
Assistance is provided in selection of bidders including coordination of the bidding process, fielding questions regarding the Bid Documents and responding with Addenda if necessary. Bids are evaluated and recommendation of best-qualified bidder will be supplied along with a review the Owner Contractor Agreement.
CONSTRUCTION ADMINISTRATION
Administration of the construction contract involves processing shop drawings to verify contractor's compliance with Contract Documents and periodic visits to the site to intercept any issues that may arise to alleviate cost overrides and prevent project delays. Work progress and quality is assessed to authorize Certificate and Applications for Payment. A thorough check of the project is made prior to Owner’s occupation of building.
